CATS LYNX Blue Line Extension
PURPLE LINE – BETHESDA STATION
Mr. Anglemyer was retained by Maryland Transit Administration in 2017-2019 to primarily value the subsurface perpetual easements needed to construct and maintain the Purple Line Bethesda Station and respective railroad right of way in Montgomery County Maryland just outside of Washington DC. The Purple Line Station will connect with the Washington Metropolitan Area Transit Authority’s Metro Red Line Station 130 to 140 feet below the surface. The purpose of the reports were to assist with condemnation proceedings.
The top picture wast taken October 2019 by Mr. Anglemyer from the former Air Rights Center (now called Bethesda Crossing). It was one of the properties we appraised for these assignments. It was built around the Georgetown Branch railroad right of way which is in part being used for the Purple Line Project. The station sites will be accessed via an elevator shaft. The Purple Line station is located below the former Apex property. It is currently being redeveloped with three 17 to 23-story, 290 foot-high towers that will include 938,184 square feet of mixed use development. The property to the right of the station was also included in our assignments. It is being redeveloped with an approved 22-story 366-unit apartment building comprising up to 400,00 square feet of floor area.
